Platform / built for real work
From parcel
to proof.
One coherent model for properties, people, agreements and evidence — configurable for different markets, deal types and jurisdictions.
The lifecycle
Five stages. One spine.
Most real estate software handles one stage and hands off. Parcl is designed around the handoffs — because that is where records, trust and momentum are usually lost.
Start with the property, not the pitch.
A property record is assembled from sources rather than typed from memory. Assessment and ownership references, sale history, constraints and local context are pulled together in one place, and every field keeps its origin — assessor, registry, municipality, listing, or a human observation with a timestamp.
- Parcel and address resolution across inconsistent local formats
- Ownership, assessment and prior-sale references
- Constraints, hazards, zoning and opportunity signals
- Source provenance and observation dates on every field

Bring the right people in — and nobody else.
A deal is a set of permissions before it is a set of documents. Parcl gives each participant a defined role and a scoped view, so an owner, a buyer, a lender, an advisor and a municipal reviewer can work from the same record without seeing everything.
- Roles for owners, buyers, sellers, advisors and reviewers
- Document and stage-level visibility controls
- A durable activity log with timestamps and actors
- Institutional approval chains can stay intact

One thread for offers, diligence and approvals.
Terms change. Revisions matter. Instead of reconstructing a negotiation from attachments, Parcl keeps offers, counteroffers, diligence requests, document versions and approvals in a single sequence — with legally recognized signature workflows where the jurisdiction requires them.
- Offers and counteroffers with full version history
- Due-diligence checklists and document requests
- Integration points for recognized e-signature providers
- Explicit approval states rather than implied consent

Record what actually happened.
Closing is where digital records usually stop and paper takes over. Parcl is designed to accept completion evidence, reconcile the settlement process and link the official registry or title outcome — while being explicit that the platform records an event, it does not confer title.
- Completion evidence and settlement reconciliation
- References to registry, recording or title outcomes
- Exceptions, conditions and escrow notes logged
- No claim that a blockchain record transfers legal title

Make the proof portable.
The last stage is the one most software ignores. Parcl produces a signed evidence bundle: a manifest describing the documents and events, a cryptographic commitment to that manifest, and an anchor on Bitcoin Layer 1. The confidential documents stay encrypted and off-chain.
- Signed manifest with document hashes
- Bitcoin Layer 1 anchor for the commitment
- Encrypted, access-controlled off-chain storage
- Export and independent verification without Parcl

02 — The model
What the system actually contains.
Seven primitives, borrowed from the civic data work and extended to private transactions. They are deliberately boring. Boring things survive.
Jurisdictions and parcels are data, not hard-coded assumptions. A property record is an assertion about a parcel, with sources. An evidence envelope is what lets someone else check the assertion later.
- Jurisdiction
- The legal and administrative context — recording rules, identity requirements, permitted workflows. Not a preference setting.
- Parcel
- A bounded piece of land with an identifier, geometry and address aliases that survive inconsistent local formats.
- Property record
- What is known about a parcel at a point in time: ownership references, assessment, constraints, conditions and opportunity.
- Observation & source
- Every fact carries where it came from, when it was observed, when the source updated, and how uncertain it is.
- Participant
- A person or organization with a role, a scope of visibility and a verifiable association with a transaction.
- Agreement
- Offers, approvals, conditions and revisions — the decisions that bind people to property, kept in sequence.
- Evidence envelope
- A signed, portable package describing documents and events, with hashes suitable for anchoring and re-verification.
03 — Generalized by design
A platform, not a Philadelphia workflow.
Philadelphia is where Parcl learned. It is not the boundary of the product. The same core has to serve a civic mapping exercise, a private off-market deal and a regulated ownership platform without forking into three different systems.
Jurisdiction adapters supply the legal requirements, registry integrations, identity rules and custody arrangements. The platform remains useful without issuing tokens or moving money on-chain.
ADAPTER 01
Registry & title
References and outcome checks against official recording systems. Read pathways first; no assumed write access.
ADAPTER 02
Identity
Role-appropriate verification, selective disclosure and retention rules that follow local requirements.
ADAPTER 03
Custody & settlement
Integration points for regulated custodians and settlement providers — outside the core record layer.
ADAPTER 04
Civic data
Public, non-sensitive property intelligence with provenance and freshness shown explicitly.
Pilot paths
Where we would start.
| Path | What it would test | Context |
|---|---|---|
| Deal operations | Whether a permissioned workspace can replace email attachments for offers, diligence and approvals on a live transaction. | Private teams, on- and off-market |
| Long-lived rights | Whether decades-long obligations can be described, exported and re-verified without depending on one vendor. | Leases, covenants, development rights |
| Community redevelopment | Whether provenance-first property data can support neighborhood organizations without overstating what is known. | Philadelphia civic partners |
| Regulated ownership | Whether jurisdiction adapters can carry identity, eligibility and restricted-transfer rules without contaminating the core model. | Qualified platforms, incl. Canada |
05 — Status & limits
What exists, and what does not.
Parcl is a design and engineering program in active development. It is more useful to say that plainly than to imply a product you cannot sign up for.
CONCEPT
Designed
The lifecycle model, property record schema, evidence envelope format and all interface illustrations on this site. They describe intended behavior.
PLANNED BUILD
Next
A read-only generalized property schema, an example permissioned dealroom on separate infrastructure, and an independent evidence verification tool.
NOT OFFERED
Out of scope
Public transaction processing, custody, investment products, token issuance, and legal or title services. Nothing here is an offer of regulated services.
A necessary distinction
A blockchain record can prove that a specific commitment existed at a point in time. It does not transfer legal title, replace a recording office, or certify that a property is safe to occupy. Those outcomes remain with the institutions and laws that govern them.
Pilot
Start with the problem. Earn the right to automate.
If one of these paths describes work you are already doing, we would rather learn from it than pitch over it.
